Redevelopment of a former school site for residential development
Linden Homes, the residential arm of Galliford Try Group instructed NJL to prepare and manage a planning application proposing residential development at the site of the former St Augustine of Canterbury R C High School, Grange Avenue, Oldham. The application proposed the development of 54 new homes.
The vacant brownfield site was not allocated for any particular use under the current development plan, however it was identified in the 2012 SHLAA to come forward for the development of housing within the plan period.
Overcoming the Challenges
In this case, Linden Homes needed to ensure that any planning permission would allow them to start on site as quickly as possible and the strategy for dealing with the application was structured around this requirement.
A pre-application meeting was held with Oldham Council and public consultation exercises were undertaken by NJL to ensure that any issues were identified and resolved quickly. NJL worked closely with the project team to assemble and submit the planning application to Oldham Council, preparing a Planning Statement in-house and reviewing all other technical work.
Following submission of the planning application, NJL worked effectively and efficiently with the Council and other statutory consultees to reduce the amount of pre-commencement conditions as far as possible and resolve all layout and design issues.
The proposal was determined at a planning committee in February 2016, with members voting unanimously in favour of the application. This was a great result which recognised the hard work and effort that had gone into ensuring that the scheme was the best possible solution for the site.
