Bringing forward 43 business units for small and expanding companies at South Rings in Bamber Bridge
NJL Consulting secured planning permission for the Momentum Business Centre@South Rings on behalf of Roundhouse Momentum Developments Ltd. The development is located within South Ribble local authority area which recently topped an assessment of job creation in the North West by international auditors Grant Thornton, outperforming both Liverpool and Manchester. The success of the South Rings area is a key reason for this position and this planning consent will allow this area to continue to support local business growth and job creation.
The development comprises 5,444sq.m of employment space in 43 units within the South Rings area of Bamber Bridge, near Preston. These units will be offered on flexible terms to promote small and expanding local businesses.
Momentum Business Centre@South Rings is a speculative development, which is unusual in the current market and this raised a number of specific challenges. As the occupiers of the units were not tied into the development at the time of consent, it was important that the planning permission allowed for a maximum level of flexibility. This included allowing the units to be traded within Use Class B1, B2 and B8, the ability for the units to be amalgamated to create units of different sizes and for mezzanine floors to be inserted in the units. This was addressed through working with the Council to achieve appropriate planning conditions.
NJL Consulting led the planning application process which involved writing the Planning Statement, coordinating the other technical submissions including ecological and transport assessments and submitting the application. During the application process, NJL worked closely with South Ribble Borough Council to achieve appropriate planning conditions and secure the flexible planning consent required.
Roundhouse Properties have been integral delivering the South Ribble Council’s objectives for South Rings and NJL Consulting has worked closely with them to achieve this success. In addition to securing consent for Momentum Business Centre@South Rings, NJL also secured consent for the Roundhouse Retail Park@South Rings and several variations to this consent, so that it can now trade as an open, non-food, retail destination.
