NJL are retained by Oak Furniture Land to assist ambitious national store opening programme as an integral part of their business growth.
NJL Consulting secured planning permission on behalf of JB Global for the insertion of a mezzanine floor in the existing Oak Furniture Land store in South Ruislip in the London Borough of Hillingdon. The mezzanine floor comprises 756 sq.m and will increase the size of the store by almost 50%, to allow JB Global to display a wider range of goods at the store.
NJL’s role included preparing the submission material, co-ordinating a transport consultant, submitting the application and negotiating with the Council to secure the permission.
The Council required a sequential site assessment to be undertaken to demonstrate that there are no sequentially preferable locations where the floorspace could be located. This was submitted with the application and the Council concurred with the findings of the assessment that the site was the most appropriate for the proposed development.
During the determination process the Council raised concerns about the levels of car parking and potential impacts on the highway network. NJL instructed a Transport Statement to be undertaken by co-consultants to address these issues and it was submitted within tight deadlines set by the Council. It was accepted by the Council that there is sufficient car parking on site and that the development would not have an adverse impact on the highway network.
JB Global had tight timescales for the determination of the application because the mezzanine floor need to be installed and operational in time for the busy Christmas and January sales period. NJL negotiated with the Council to ensure these timescales were met.
NJL secured planning permission for the mezzanine floor within the client’s timescales. Following this success, NJL continue to provide planning services to contribute to the national store opening programme.
