Land Use

The development will greatly improve the variety of housing on offer in Eccles, and will boost the vitality of the Town Centre. The new commercial spaces will offer new opportunities for a flexible range of uses which could include cafes, restaurants or retail offerings.

Location

The location of the site is very important to the success of Eccles Town Centre, and the enjoyment of future residents and shoppers. Located just off the northern end of Church Street, and along Vicarage Grove, the new development will provide a landmark gateway and point of arrival to the main shopping area.

 

Access

The sustainability of the site was a high priority in selecting this location and has shaped the proposals design. The site can be accessed by foot directly from Vicarage Grove and the already pedestrianised Church Street. Not only will this ensure safe access for future residents, but also gives excellent access to local services, facilities and public transport links.

Design

The indicative plan shows how we intend to develop the site, which will include a 23-storey residential tower. The finished scheme will use high-quality materials, producing a modern and refined presence within Eccles Town Centre. The design and architectural language of the development will be contemporary in nature yet sensitive to the local environment, context and history of Eccles.

Landscaping

The proposals will also include areas of landscaping and open space. These will be presented in the form of a publicly accessible area at the northern end of Church Street, and further provision for residents within a new central courtyard. These areas are intended to enhance the environment surrounding the development, delivering a high-quality Town Centre for existing and new residents.

Technical Considerations

A series of technical reports have been prepared which have ensured that the proposed development can be built safely in this location without causing harm to the local area. These reports cover a range of topics, including issues of noise, ecology, traffic impact and drainage. All of these reports will be made publicly available for you to view through the Council’s website as part of the planning application.
