Former Goyt Print Works, Strines
NJL Consulting was commissioned by Stewart Milne Homes NW Ltd to act as lead planning consultancy to secure planning permission for a 96 home scheme on the site of the former Goyt Print Works site, Strines.
This Green Belt site benefited from an existing planning permission to construct 76 homes which was granted in 2006. However, this scheme became unviable to deliver due to changing market pressures and was proving unattractive to home buyers, prompting consideration of a different delivery solution for the site.
NJL worked with Stewart Milne Homes NW Ltd to devise a wider masterplan to the site which would set the basis to deliver the re-planned residential scheme but also set in place the delivery of a wider community benefits package and allow the development to link better to the existing village settlement. This included the setting of a community trust which would provide the funding regime to deliver community benefits in perpetuity through the grant of planning permission. The application was supported by input from NJL's sustainability team including development of the site's sustainability strategy.
NJL led on pre-application consultation with relevant authorities and local community representative body and a planning application was submitted in March 2010 and approved in November 2010 with unanimous support from the local community and members of the planning and highways committee respectively. NJL have subsequently been commissioned to provide sustainability and compliance services including the provision of full SAP calculations for Building Control purposes and EPCs.
