Mellor Street, Rochdale
NJL Consulting where instructed by Henry Boot Developments Ltd to prepare a planning application to redevelop and regenerate a site on the edge of Rochdale town centre for a retail scheme comprising 35,000 sqft of food and non-food retail floorspace, together with a number of small scale commercial units and associated parking. The site benefits from planning permission for a retail development, but given the economic climate a revised scheme is required to deliver a viable development.
NJL Consulting provided the overall strategy and delivery of the proposal, drawing together an experienced team of consultants and leading on planning, retail planning and sustainability matters. NJL have successfully been working with developers, architects, transport consultants and other experts to bring forward a scheme in line with the aspirations of Rochdale Council.
The planning application was submitted using a Parameter Plan Approach. The Plans aims to secure certain design controls at the outline planning stage and guide future reserved matters applications. This approach provides Rochdale MBC with additional control at this stage as well as allowing the applicant flexibility to engage with prospective end user occupiers.
