NJL submit planning application to resurrect a gateway residential scheme on Great Ancoats Street, Manchester.
The effects of the credit crunch hit the housing market hard with many schemes across the country being part built and stalling due to the scheme's viability being jeopardised.
The scheme at Sarah Point is an example of this. The previously consented scheme proposed two distinct blocks (5 and 6 storey) together with a landmark 13 storey tower. Construction of the buildings commenced in July 2005 and they have been completed to a point where the structural frame, external glazing and cladding materials are in place to cover approximately 50% of the visible elevations.
NJL were instructed to review the previous consent and advise on how to make the scheme viable in order to complete this important gateway site. The decision was made to increase the number of dwellings within the building envelope from 133 to 166. The reconfiguration has meant that the planning process can be simplified and further external works can be avoided.
The application was submitted in January and through on-going consultation with the Council, a positive decision is anticipated within the statutory planning period.
