Dukinfield Submission

New Submission: B.A.K Engineering - Dukinfield

On behalf of our clients B.A.K Engineering, NJL Consulting have submitted an outline planning application for up to 15 new homes at Sandy Lane, Dukinfield.  NJL coordinated the planning application, preparing a Design and Access Statement and Planning Statement in-house, along with instructing and reviewing all external technical reports, assembling and submitting the planning application to Tameside Metropolitan Borough Council in Greater Manchester.

The site is brownfield and lies within an ‘Established Employment Area’ in the Tameside local plan.  This means there are two key elements to the planning argument.  Firstly, the site has an extant planning permission for employment uses and has been marketed over an 8 year period, with no serious interest. The NPPF is clear that ‘policies should avoid the long-term protection of sites allocated for employment use where there is no reasonable prospect of a site being used for that purpose.’ Second, Tameside are currently unable to demonstrate a five year supply of deliverable housing land, in which case the presumption in favour of sustainable development in the NPPF applies.

Nolan Redshaw also prepared an Employment Land Report to support the application which demonstrates that sufficient employment land exists in the local area to meet demand and that the site is therefore suitable for release.

NJL will now liaise with the Council and project team through to determination of the planning application.
