    NJL Consulting holds College Gardens, Harrow Public Exhibition

    NJL Consulting held a public consultation event last week (Friday 3rd and Saturday 4th March) for a proposed major mixed-use development at College Road in Harrow on behalf of Dandi Living.

    The scheme comprises a mixed use development of approximately 490 residential apartments, 4,700 sq. m retail floorspace and 4,250 sq. m office floorspace.  The scheme also includes a new public plaza fronting College Road.  The proposal will provide major benefits through the comprehensive redevelopment of an allocated ‘Opportunity Area’ within Harrow, built around a landmark, 28 storey tower.

    NJL expands residential expertise

    NJL Consulting has hired Rebecca May as a Planner after the company expanded its residential client base.

    Rebecca joins from Gladman Developments where she was responsible for the preparation and submission of major housing applications, working on projects across the country.

    2017 - The Year of the Local Plan?

    Will Government requirements for 2017 change the approach to adopting Local Plans?

    The proposed Housing White Paper may eventually give the necessary detail, but if the Department for Communities & Local Government (DCLG) remains insistent that Local Planning Authorities (LPAs) should ‘produce’ a Local Plan by early 2017, then we may see a stream of LPAs belatedly pressing ahead.

    We are Planning Team of the Year!

    2016 was yet another strong year for NJL with an abundance of instructions, submissions and permissions including some highly significant projects.

    Further to being shortlisted in December, NJL team members attended last night's North West Insider Residential Property Awards ceremony at Lancashire County Cricket Club.  We are delighted to confirm our teamwork and efforts have been recognised as we won the Planning Team of the Year category!

    GMSF, Green Belt and Governance

    So, just as the final days of consultation on the first draft of the Greater Manchester Spatial Framework draw to an end, the fireworks go off with the prospective Mayor, Andy Burnham launching a major broadside to help spark the debate further. The press are lining up the other candidates as being pro the Framework (Sean Anstee) and anti (Jane Brophy) with Burnham seeking changes but not scrapping it.

    Notably, Burnham is quoted as saying “no net loss” to the Green Belt. A telling phrase.

    What's NEXT?

    I wrote a presentation over 3 years ago for a client about how the discount retailers were rising from the ashes of the recession, somewhat like a phoenix from the flames.  Meanwhile those without a distinguishing offer were struggling and failing.  At that point I predicted that we would see a continuation of that trend because the recession had taught consumers; when you spend less you don’t automatically get less.

    The headlines in the two weeks that have followed Christmas 2016 have indeed shown us that the love of discount retailing gives no indication of abatement.  Both Aldi and Lidl reported double digit sales growth amongst headlines such as ‘A Merry Lidl Christmas’.  However, the savvier reader will have noticed that neither Lidl nor Aldi reported on their like for like performance.  Both retailers have been the subject of rapid expansion which shows no sign of slowing down, Lidl plan to open 50 new stores in 2017 and Aldi plan to open 70.
