Further Successes at Bridgwater Retail Park
We are delighted to confirm our successes of recent permissions linked to Bridgwater Retail Park, Somerset.
NJL has acted as Possfund’s primary planning advisor on this site for over five years. Our most significant roles to date have revolved around the preparation, coordination and monitoring of a hybrid application for comprehensive redevelopment including new retail warehouse units and to enable the completion of vital highways infrastructure (The Leggar Link). Approved in March 2017, the hybrid application has been adapted through a number of amendment applications (which NJL has submitted), and works have commenced on site via successful discharge of conditions applications (also submitted by NJL).
In April 2018, NJL submitted a Section 73 application to vary plans because of the ever-evolving retail market and elements approved through outline planning permission (via the hybrid permission) no longer being viable to pursue. A revised scheme was essential to ensure effective use of an existing retail unit and underutilised land to its east, and to promote a development which would assist in enabling completion of The Leggar Link Road, a long-standing ambition shared by our client, the local planning authority (Sedgemoor District Council), and members of the public. This Section 73 application was followed by a related reserved matters application which was submitted in June 2018.
NJL’s role has included providing wide ranging planning and comprehensive strategic advice to our client and the wider team, including Mountford Pigott who prepared the associated drawings, design and access statement, and CGIs. This has required liaison with technical consultants to obtain appropriate information to allow the scheme’s credentials to be accurately considered whilst coordinating and submtting the applications. The role included for post-submission monitoring and discussions with Planning Officers and the team, including negotiations on planning conditions.
The Section 73 application was approved in August 2018 with the reserved matters application subsequently approved in September 2018.
