NJL Consulting secures Green Belt approval
NJL Consulting has secured planning permission for two high quality new homes in the Leeds Green Belt.
‘High Trees’ is a complex Green Belt site on the edge of Boston Spa, Leeds, which has a former part-residential and part-commercial use. The site is also subject to green space constraints and is positioned at a key southern entrance to the town. It also has an extant planning permission that heavily restricted the scale, form, and layout of any future development, and set a potentially unhelpful baseline position for any alternative proposals. In all, these factors presented a challenge for any subsequent development proposals, and particularly those which sought something bespoke and unique to Boston Spa.
We demonstrated the latest proposals, despite having a greater floorspace and volume when compared to the existing building and extant planning permissions, were not inappropriate development in the Green Belt and that, overall, the proposals are entirely suitable. The development was found to be in accordance with planning policy and in particular Green Belt policy at National Planning Policy Framework paragraph 145. Planning permission was granted under delegated powers.
