NJL submits application for 108 dwellings in Bolton
NJL has submitted a full planning application on behalf of Northstone for a residential development of 108 dwellings at Garnet Fold, Bolton. The site includes several historic coal mines and so the proposed development includes a robust remediation strategy and sympathetic layout to enable this allocated housing site to come forwards to contribute towards Bolton’s housing land supply.
Responding to the constraints, the team produced a development proposal that allows quick delivery of the scheme and enhances the environment for residents. The location of historic mine workings as well as close dististance to the local factory has carefully been taking into consideration.
NJL have been involved throughout the early stages of preparing the application and have managed progression through to submission. As part of this process, NJL worked closely with the project team, reviewed technical reports and prepared a detailed Planning Statement to support the application. NJL provided strategic advice on the proposed scheme, ensuring the new planning requirements relating to design, biodiversity net gain and climate change are met.
The Planning Statement included a review of the local and national policy context, and comprehensive justification for the unique open space located outside the proposed residential scheme, in Green Belt; as well as the provision of affordable housing units.
NJL will now undertake the monitoring of the application through to determination.
