Submitted - luxury detached home proposed in Cheshire Green Belt
Plans for a luxury detached home have been submitted to Cheshire East Council on behalf of a private landowner seeking to create a new dwelling on the footprint of an existing residential curtilage building.
NJL Consulting’s Manchester office was instructed to assist with the planning application by the retained contractor. The site is located east of Mobberley off Knutsford Road.
The proposed dwelling will fit perfectly into the surroundings, with existing detached properties and farms being characteristic of this area. Whilst the proposed development requires strong justification to demonstrate compliance with Green Belt policy, the appearance of the proposed development replicates an established principle for an extension to the existing building.
Katie Delaney, Associate Director at NJL Consulting, said: “The proposals submitted to the Council will allow the applicant to demolish an existing attached wing of the original home to create an additional new family home in this attractive rural setting."
Located in the Green Belt, the appearance of the proposed dwelling sensitively mirrors that of a previously approved first-floor extension. NJL considered the complex case for a new building in the Green Belt and was able to advise the applicant on the clear fall-back position and it’s weight as a material consideration.
