Driving successes of drive-thru and other F&B units

It will have been hard to miss the sheer volatility of 2018 on the retail industry, whether it be misery for stores reminiscent of our high streets, at out of centre retail parks, or somewhere in the middle.

As portfolio holders seek to enhance the commerciality of their assets, we have advised, coordinated and submitted numerous planning applications to facilitate new drive-thrus or F&B (Food and Beverage) units to accommodate Costa, Burger King, KFC and Greggs, with future submissions likely to also include McDonald’s, across England and also Wales.  We have also advised on independent ventures including Idle Hands in Manchester’s Northern Quarter (link to blog here) and in Crosby where we obtained planning permission for flexible floorspace within existing properties.

These planning permissions demonstrate how the retail and leisure markets are changing, as it becomes increasingly critical to promote complementary facilities which provide food and drink opportunities.

Our role in achieving these planning permissions for drive-thru and other F&B successes includes:

  • Coordination of planning application submissions including, Listed Building Consent applications;
  • Preparation of policy analysis;
  • Preparation of robust sequential site assessments;
  • Liaison with project team including landowners, proposed tenants and highways consultants;
  • Negotiation on conditions including avoiding pre-commencement conditions where possible;
  • Negotiating on associated planning contributions;
  • Preparation and submission of any discharge of conditions applications; and
  • Related advertisement consent approvals.

2 x drive-thru units (Costa and Burger King) submitted on behalf of NewRiver REIT (UK) Limited
Enterprise 5, Bradford – Prior notification to allow change of use from retail to café (Costa) submitted on behalf of NewRiver REIT (UK) Limited

Site off Roscommon Way (Future Retail Park), Canvey Island

Crosby District Centre

Full planning applications and change of use application to allow flexible floorspace (including retail, food and drink and other uses) within existing properties submitted on behalf of St Modwen Developments Limited

Leeds Road Retail Park, Huddersfield
