237 homes secured on behalf of Redrow at Grappenhall Heys

​

Rachel Glover-White and Emily Bates, successfully negotiated full planning permission for 237 homes at Grappenhall Heys on behalf of Redrow.

​

The scheme, which follows a comprehensive planning history including a longstanding designation since the 1980’s, an Outline Planning Permission and a lapsed Reserved Matters will deliver 237 new homes in an area of high growth.

​

The development will secure a range of public benefits including:

​

  • 237 new homes of which 30% will be affordable

  • A mix of unit types and tenures to respond to the localised aspirations ranging from 1 bed apartments to 5 bedroomed houses;

  • Significant provisions of open space and play space

  • Retention of a safeguarded land area to facilitate a future road network to link to the wider Southeast Warrington Urban Extension

  • Delivery of 10% biodiversity net gain through on site enhancements and the purchase of offsite credits

  • Contributions in excess of £1.8m to local education facilities

  • Contributions of over £1,000 per dwelling to local healthcare facilities

  • A sum of circa. £480,000 to be paid to local open space and sports provisions

  • A landscape led scheme which will incorporate high levels of design and landscape facilities

  • Realisation of a site that has long been earmarked for residential development within the South Warrington area.

 

The application was submitted in July 2024 with the committee decision being made in mid March and the s106 being issued within 7 days following the committee decision. This efficient programme was testament to the hard work of the project team, client and council and we’re excited to see the long standing development aspirations realised.

Reserved Matters Approval for 76 Homes in Trafford

 

NJL acted on behalf of Miller Homes to secure planning approval for 76 homes in Trafford following outline consent being granted at Appeal in 2023. Victoria Coleman led the negotiations and project management through the determination process.

The approval followed a long pre-application process with Trafford Council to align with the conditions applied through the outline consent which included numerous meetings with the Council, two Places Matter design review panels to approve a Design Code, and a revised access arrangement through a Section 73 all ahead of the reserved matters being submitted in October 2024.

The proposals have been on a significant design journey, with Trafford Council paying significant attention to detail as the site is the first to come forward in the wider Timperley Wedge PfE allocation. Following multiple iterations on the site layout and house types, we have been impressed by Miller’s positive and flexible approach to taking onboard feedback and making every effort to address concerns raised.

 

To summarise, the proposals not only deliver a significant number of family housing for Trafford but will deliver wider public benefits including:

​

  • 45% of the homes delivered as affordable;

  • A truly landscape led development to respect the sites’ existing features and deliver significant planting and ecology

  • Access to new children’s play spaces on the site and community links through a legible path and road network

  • Sustainable drainage through the incorporation of two SuDS basins

  • Financial contributions towards highways improvements, education provision and biodiversity net gain alongside CIL payments towards wider infrastructure.

 

We worked alongside Hope Architects, Ascerta and Eddisons to address all technical matters. The approval of the scheme reinforces principles of good design and an inherent focus on landscaping and open space being a key feature within development and place making and we’re looking forward to seeing Miller get on the ground soon.
